Help please i have a hitachi dvd rom drive in my xbox 360 that seems to only read cds no dvds or games?

when i put a cd in it loads with no problem but when i put in a game or dvd it spins for abt 3-5 seconds an stop..I Clean the lens & WD-40 the cd axles but game wont still play. ANY HELP!!!
